What is an ILC?
An Improvement Location Certificate depicts any visible improvements that may encroach onto the subject property from the adjacent properties or from the subject property onto the adjacent properties. Distances from the property line will be shown for all major structures. However, an Improvement Location Certificate does not constitute a boundary survey, therefore no property corners will be set and it should not be used or relied upon for any construction or future improvements to the property. It is important to keep in mind an ILC is not a survey, It does not locate exact boundaries. It does not establish property corners. It is not to be legally relied upon for locations of property lines or future improvements. The ILC will be delivered to you via PDF. Please note we can not provide cad files from an ILC.

ALTA surveys are usually performed on commercial properties to survey standards established by American Land Title Association (ALTA) and the American Congress on Surveying and Mapping (ACSM). The standard ALTA survey requirements includes determining property lines, locate improvements, and identify all easements, and other conditions affecting the property. This survey incorporates elements of the boundary survey and topographic survey. A Title Commitment is provided to the surveyor so he can comply with the standards and identify all easements
Flood Elevation Certificate /Topography
A Flood Elevation Certificate is a required form that verifies the elevation data of a structure on a given property relative to the ground level. The Flood Elevation Certificate is used by local communities and builders to ensure compliance with local floodplain management ordinances and is also used by insurance agents and companies in the rating of flood insurance policies.
Topographic Surveys determine elevations on and around a particular piece of property. These surveys show any terrain relief as well as canals, road elevations, top of bank elevations or any other irregularities that exist vertically on the property. Our topo survey assists engineers and architects in identifying the contours of the property as well as the elevations and may also be used for design or drainage purposes.
